Q. What is a variance?

A. In effect, a variance is an exemption from a local zoning statute. There are two types of variances: use and area. A use variance grants permission to establish an otherwise non-conforming use.  An area variance provides relief from regulations to build on a portion of a property which is otherwise restricted. For instance, frequently variances are sought for exemptions to parking and fencing ordinances.
